    I know every place is different but would you consider an average price for improved duck hunting land? Levee, pumps, etc in place.

    These prices are for known duck killing holes with pics video and data to support historical claims

    Flooded timber 7000-10000 per ac

    Ag ground 4500-6000 w irrigation

    Wrp ground that hardly ever kills stuff about 2500-3250

    Prices on all above goes up w higher numbers, nicer blinds, lodge etc

    Should also be noted that most places that come up for sale never make it to the
    "Up for sale"
    As somebody finds out and snatches it up before anybody even knows it's coming up

    I sold one in Arkansas for 4500 per ac in 2005 or so

    It had timber fields wells blinds and a lodge

    I have two different Farms now that kill ducks mostly limits everyday of the yr and $7000 per ac would not even get negotiations started but 10,000 per ac would have us face to face gettin to nitty gritty

    But these are Farms where you can kill 50-90 everyday

    I have one blind that killed a limit EVERY hunt of the yr

    Best day was 90 just because we ran out of guns

    We killed 10 bands
    1 jack miner

    Lot of 50-78 days prob did that 25times
    Just depends on how many guns we can get together or stand to listen to

    When you get these spots hard for money to make you leave

    But it's what I do

    Dunk paid about $3150 per acre for his.....

    Some of that ground was better than others, but it was mostly duck ground.

    50 million dollars lessens the playing field for sure

    I know of one very nice tract of 10,000 ac that the family is looking for 55million not even for sure that would buy it,
    They said no to 35 million
    It kills a few ducks too

    Crazy to think that's real money

    Coca Cola brought 10,000 per ac 4-5 yrs ago during the recovery

    Can't remember what Stephens paid

    Wasn't it like 8000 or so 15 yrs ago?

    Can't Imagne what those place would bring today

    Just takes one guy

    And what's up with some of these folks getting several places? boys bought Cache drain also got quack shack. They rested quack shack second half of the season......that's a big *** rest area. And they maybe looking at geridge too..... I'd be happy to have 40 acres somewhere if it was the right 40 acres....
